Pointers for paying your January Assessments

Dear TrailMark Residents,
Our HOA Board would like to give some pointers to residents who have yet to pay their January 2023 assessments. For those of you who have already paid your January assessments, thank you for your prompt payment and please disregard this notice.
January 1st assessments are considered late if not paid by January 30th, 2023. Hopefully, these pointers below will assist in homeowners getting their assessments paid on time.
OPTION #1:
You can pay your January assessment on the 4 Seasons portal (fourseasonsmgmtgroup.appfolio.com) using auto pay. You can set up auto pay on the 4 Seasons portal. If you choose the 4 Seasons auto pay, we would highly recommend that you pay just the January 1st assessment (aka First Quarter assessment) and not set up future payments with 4 Seasons since 4 Seasons won’t be our management company after February 23, 2023. OPTION #2:
You can pay with a credit card on the 4 Seasons portal (fourseasonsmgmtgroup.appfolio.com). Using a credit card will charge a minimal fee, but it is preferred by many homeowners since it is an instant payment to your HOA account. This is a great option of payment for those who are getting close to the final due date. Again, the Board would recommend just making the first quarter assessment payment (January 1st) at this time, and not set up future credit card payments with 4 Seasons. OPTION #3:
You can set up online bill pay with your personal bank. When doing this method, please make sure your personal bank has your HOA account number printed on your submitted check, preferably in the memo. Your personal bank would need to mail your assessment to:

OPTION #4:
You can pay with a handwritten check from your personal check book. Please make sure that you include your HOA account number in the memo of your check. We recommend making a copy of your check prior to mailing it. Please note that mailing with the USPS has been delayed and could impact receipt of your payment on time. You can mail it to:

OPTION #5:
You are welcome to hand deliver your personal check to 4 Seasons Management Group at their main office in Thornton. 4 Seasons office hours are Monday-Thursday from 8:00 a.m. to 5:00 p.m., and Friday from 8:00 a.m. to 1:00 p.m. Again, we’d highly recommend making copies of your check prior to submitting. Also, when hand delivering your personal check, ask for a receipt. You can hand deliver your check to:

As announced in our January 10th HOA Meeting, 4 Seasons Management Company is still our managing company until February 23rd, 2023. 4 Seasons has a contractual and fiduciary responsibility to process your assessment payments. All HOA accounts, including all of your payments, will be transferred to our next management company. Please save all of your receipts, in case there are any discrepancies down the road.

Some other residents have recently informed the Board that their assessment payments have been returned by their personal bank. The Board has asked why this has occurred for some of you, but we have not received an answer at this time. If this has also happened to you, please email Chad Rohr (crohr@4shoa.com) and Katie Madrid (kmadrid@4shoa.com) and cc the Board (board@trailmarkhoa.org), so that we can be of assistance if these issues do not get corrected. Chad and Katie have been helping homeowners correct these issues.
Finally, for those of you who have pre-paid your assessments, please note that your HOA account will be transferred to the next management company. You may wish to log into the 4 Seasons portal (fourseasonsmgmtgroup.appfolio.com) and screen shot your prepaid amount as a personal record. You were also mailed a statement on December 24th, 2022. If you had pre-paid your assessments, the January 2023 statement amount is shaded in gray and clearly states that no payment is due at this time. Please note that this pre-paid amount will be transferred, along with your entire HOA account to our next management company.
We hope this information helps all residents. Please make all HOA assessment payments prior to January 30th, 2023. We will announce the new management company as soon as we have the details.
