DESIGN GUIDELINES for all exterior changes to a home and property. Completed Home Improvement Request form, Yard Access form, and all supplemental information must be submitted to the management company for review by the Design Review Committee. Once approval is obtained and home improvements are completed, please submit the Home Improvement Notice of Completion to the management company.

In March the Design Review Committee reviewed 20 requests, a total of 41 for 2021 thus far.
The DRC’s vision and philosophy is to encourage consistent design expression while allowing homeowners individual expression when making home improvements.
When the DRC reviews home improvement requests, the committee must consider the impact the proposed change will have on the community as a whole and determine whether the change compliments and continues to blend with the community’s natural surroundings and maintains a cohesive, attractive appearance, as outlined by Shea in the Declaration of Covenants, Conditions and Restrictions (CCR’s).
When we drive, walk and bike through TrailMark and we see spectacular views and houses and yards that compliment the community and the natural surroundings, we are seeing that the Design Review Committee is following the vision set forth in the TrailMark CCR’s.
The DRC continues with the development of a swimming pool standard and a standard for minor repairs not requiring DRC approval.

From the DRC: Exterior Home Projects from Proposals to Approvals
Spring is around the corner! Hooray! If you anticipate spring, summer or fall exterior home projects, now is the perfect time to put those plans and your request together and submitted to the Design Review Committee (DRC) – painting/staining, roofing, landscaping, windows, decks/patios, fences, driveways, etc. ALL project forms and documents completely describing your project must be submitted to the DRC.
The DRC reviews project proposals the 1st and 3rd week of every month. We highly recommend that you submit your Homeowner Request Forms and all relevant documents to the management company to ensure that your project gets the required review and approval, to allow you to stay on your project schedule.
Documents must be submitted to the management company the Friday prior to the 1st and 3rd week reviews. Send all documentation to designreview@trailmarkhoa.org.

Home Painting: For those planning exterior home painting, TrailMark has paint sample books with forty-nine (49) approved paint schemes. Contact the management company at designreview@trailmarkhoa.org to review our paint scheme sample books. TrailMark’s paint schemes are centered on earth tones. As a point of clarification, you must submit the Homeowner Request Form and identify the paint scheme you have selected prior to initiation of your paint project. If you wish to create your own paint scheme you must submit paint chips obtained from paint stores. Copies of paint chips are not accepted because of color distortion.
Worth Repeating: The DRC reviews homeowner requests the 1st & 3rd week of each month. In addition to holding two DRC meetings to review homeowner requests that were submitted during the month of February, the DRC held a Zoom meeting for the purpose of sharing information about the committee with TrailMark homeowners. The DRC shared information about the DRC's philosophy and goals, the DRC process, current initiatives, future endeavors, and several other topics. In addition, during the Zoom meeting, the DRC addressed questions that were emailed to the committee prior to the meeting. TrailMark Swimming Pool Standard
The HOA/DRC has developed a community-wide swimming pool standard and is asking for your input to the proposed standard. To see more information and view the standard, go to our Swimming Pool Standard page.

What’s the DRC up to?
Check the newsletter each month to see how the DRC (Design Review Committee) is updating our design guidelines to address the aging of the neighborhood. After receiving requests from residents for a paver option on their driveway, the DRC created an updated guideline to include some paver options for driveways in addition to the standard concrete driveways. Paver driveways will incorporate into the neighborhood by keeping the original grey color scheme as well as a simple design of either a basket weave, or running bond. With this cold weather, you might be considering replacing your front door or installing a storm door. This is a great time to check out the updated styles that have been approved for both types of doors. A selection of front doors with windows have been included as well as a variety of storm doors. Check out the complete update here.
The Design Review Committee reviewed 5 home improvement request forms during the month of December. This month’s lull in homeowner applications offered the committee the perfect time to put the last finishing touches on swimming pool standards which will be presented to the HOA Board. The DRC also used this opportunity to continue in the development of a list of minor repairs to the exterior of our homes which will not require DRC approval. The committee foresees this list being available to the public in the near future.

Two sets of house address numbers are permitted on each lot with only one being on the residence itself. It is recommended that the house number be placed either above the garage door, or to the side of the garage door closest to the front door. Numbers should be no larger than 7 inches in height. If placing address on stone, you should use a plaque with a contrasting background for ease in reading.

Fall is here and many homeowners are preparing to paint their fences. In response to one homeowner’s inquiry, below is the Sherwin Williams paint formula for TrailMark perimeter fences (not wing fences). Homeowners may paint all fences except the wing fences the same color as the open space fences. Homeowners on open space are responsible for painting only the inside of the fence.
Those planning to update their wing and/or perimeter fences (fences between properties) with stain, the TrailMark approved options are:
SW3504 Woodridge SW3522 Banyan Brown

Trex® Fencing
You can match your fence to the new community Trex® Composite Fencing! If it is time to replace/repair your fence and you want to use the new Trex fencing, simply submit an application to the Design Review Committee for approval and be sure to note that you will be using the same color as the installed fence – Trex in the Saddle color. The HOA would like to remind everyone about the importance of submitting applications for all exterior work planned for your home. The Design Review Committee works hard to ensure that the integrity and design of the homes are upheld and that all of our Residents have a clear path to getting their home/ property improvement projects accomplished. Because of this commitment to ensuring every homeowner follows the governing documents, which you agreed to when you purchased your home, the HOA Board is discussing a change to the enforcement policy. The proposed policy will be discussed at the next Board meeting. The policy change would increase the fine for those homeowners who do not submit for DRC approval prior to initiating exterior work on their home and property. This includes painting, fences, doors, windows, decks, driveways, landscape work, etc. The current fine is $50. This does not seem to be a strong enough fine because many homeowners continue to ignore the HOA rules and complete exterior work as they wish, resulting in improvements that do not comply with current policy and standards, and in some cases, requires the improvement be re-done. Therefore, the proposed fine is $250. Regardless of the work being done, if work is completed without a Home Improvement Request and subsequent DRC approval, the new fine could be $250. It is important to get approval, and it is important to recognize the rules of the HOA for the community in which you live!

Wing and Lot/Perimeter Fence Maintenance
With spring quickly approaching, now is the time to consider fence maintenance to keep your property and the community, as a whole, looking fresh and well-kept. Please, take time to check your fencing and where re-staining, re-painting, repairing, or replacing in necessary – please - take action. Remember that these repairs require DRC review prior to project initiation.
In the best interests of TrailMark’s aesthetic beauty, natural, untreated fencing is no longer an acceptable option given its dowdy appearance from irrigation splash and age. The following are approved stains and solid paint options, as they are the most compatible with the TREX privacy fencing along TrailMark Parkway and Independence Street:
Sherwin Williams WoodScapes Semi-Transparent Stain - Slight pigmentation for increased protection

◦ Custom Match #7170-0115255 (same as HOA perimeter fencing)
TREX Fencing: The DRC is developing the TrailMark standard for the use of TREX fencing material for homeowner responsible fences. TREX is an approved material for wing fences and lot/perimeter fences. To blend with existing community TREX fencing and the approved stains and solid paint options (above), SADDLE is the only TREX color allowed. DRC review and approval is required prior to project initiation.

Wing and Lot/Perimeter Fence Maintenance
The new privacy fences along TrailMark Parkway and Independence Street provide a clean, well-kept view of TrailMark. However, with a drive around the community the view is quickly marred by fences blackened, multicolored from previous repairs, and/or strapped together where pickets need to be replaced or repaired. Exterior House Painting
As reported during the November Annual Meeting, it has been noted during the community compliance inspections that many homes are in need of total or partial painting. To assist homeowners with planning for this project, you are reminded that paint sample books showing all pre-approved color combinations are available for your review. Contact our Community Manager at designreview@trailmarkhoa.org who will make arrangements to get the books.
Paint Books: The paint books contain paint chips showing the original paint color schemes (KWAL brand) for the houses in TrailMark. KWAL was bought out by Sherwin Williams, so you can take the paint samples to Sherwin Williams (or any other paint company) to get the desired colors scanned to arrive at the correct color formula. Regardless of the series your home is (600, 500, 400), you may select any of the forty-one color combinations in these books. The home must be painted exactly as indicated in the combination as to where a specific color is to be applied. To change the placement of a specific color requires identifying exactly what color goes where.
If a homeowner chooses a color combination from the TrailMark sample books and must get the paint chips scanned, paint chips are not required to accompany your paint request because the resulting paint color is not a standard paint color therefore paint chips are not available. However, on your request you must state that you are getting your selected colors scanned to arrive at the exact color as in the paint sample book.
Sherwin Williams Account: The HOA Board established a TrailMark Sherwin Williams account that will allow TrailMark residents to receive a discount on Sherwin Williams paint and stain products. This is a cash account so you may either pay for the paint or have your contractor do so. Generally, this account provides a 15% discount, depending on the product(s) being purchased. Identify yourself as a TrailMark resident and provide the following account number: 230805194. If for some reason the Sherwin Williams store you are using does not register this account number, they should call 303-932-1352 to confirm the account.
Something Different? If you wish to change from an approved color combination (those in the books), you must submit the proposed paint color name, paint “chips”/samples and the proposed location for each color (siding, trim, shutters, front door, garage door, etc.), for the DRC’s consideration. Because of color discrepancies between actual paint chips and copies (Xerox) of paint chips, copies are not acceptable when submitting your request to the DRC. Please be aware that generally, TrailMark’s paint scheme is brown, earth tones. To allow individuality, complimentary accent colors for front doors, shutters, porch railings, etc. are considered. Take a look around the community to see if you see something you like.
Lastly, per Article 4 of our Declaration of Covenants, Conditions and Restrictions for TrailMark, approval is required for any property improvement. So, yes, even if you are painting your house the existing colors, you are required to submit a Home Improvement Request Form to the DRC prior to initiation of painting.

Paint Books: The paint books contain paint chips showing the original paint color schemes (KWAL brand) for the houses in TrailMark. KWAL was bought out by Sherwin Williams, so you can take the paint samples to Sherwin Williams (or any other paint company) to get the desired colors scanned to arrive at the correct color formula. Regardless of the series your home is (600, 500, 400), you may select any of the forty-one color combinations in these books. The home must be painted exactly as indicated in the combination as to where a specific color is to be applied. To change the placement of a specific color requires identifying exactly what color goes where.
If a homeowner chooses a color combination from the TrailMark sample books and must get the paint chips scanned, paint chips are not required to accompany your paint request because the resulting paint color is not a standard paint color therefore paint chips are not available. However, on your request you must state that you are getting your selected colors scanned to arrive at the exact color as in the paint sample book.
Sherwin Williams Account: The HOA Board established a TrailMark Sherwin Williams account that will allow TrailMark residents to receive a discount on Sherwin Williams paint and stain products. This is a cash account so you may either pay for the paint or have your contractor do so. Generally, this account provides a 15% discount, depending on the product(s) being purchased. Identify yourself as a TrailMark resident and provide the following account number: 230805194. If for some reason the Sherwin Williams store you are using does not register this account number, they should call 303-932-1352 to confirm the account.
Something Different? If you wish to change from an approved color combination (those in the books), you must submit the proposed paint color name, paint “chips”/samples and the proposed location for each color (siding, trim, shutters, front door, garage door, etc.), for the DRC’s consideration. Because of color discrepancies between actual paint chips and copies (Xerox) of paint chips, copies are not acceptable when submitting your request to the DRC. Please be aware that generally, TrailMark’s paint scheme is brown, earth tones. To allow individuality, complimentary accent colors for front doors, shutters, porch railings, etc. are considered. Take a look around the community to see if you see something you like.
Lastly, per Article 4 of our Declaration of Covenants, Conditions and Restrictions for TrailMark, approval is required for any property improvement. So, yes, even if you are painting your house the existing colors, you are required to submit a Home Improvement Request Form to the DRC prior to initiation of painting.

Perimeter fences: Fences following the property lines that divide properties. These generally run from the wing fence down the sides of the property and across the back of the lot. Not all properties have side fences. In general, these fences are the responsibility of the homeowner(s).
Open space fences: Fences placed along designated open space. Only the inner side of these fences is the responsibility of the homeowner. The HOA maintains the side facing the open space.
TrailMark Design Guidelines, paragraph C. 8. Fencing, TrailMark Fence specifies that the approved options available for the finish of wood fences are as follows:
- Natural, untreated finish
- A clear, waterproof sealant
- Maxum Formula 2 (Fawn M-2030) This is a KWAL Color which was replaced by Sherwin Williams.
While the intent of these options was made in the best interests of TrailMark’s aesthetic beauty, it is apparent that the natural, untreated finish is no longer the attractive option it once was, given black staining and water marks. Therefore, TrailMark is moving away from this option and is encouraging homeowners to select an approved color option.
The clear, waterproof sealant protects the wood for a period of time but generally does not provide UV protection, or the UV protection is minimal, requiring more frequent maintenance. Homeowners who selected this option are encouraged to select an approved color option in order to reduce the maintenance requirement.

Before long, spring will be upon us so now is the time to start thinking about projects external to your home – painting, roofing, landscaping, windows, decks/patios, etc. Spring is the busiest time for the DRC to review requests. To ensure that you get the necessary approvals to commence project work, the DRC recommends that you start your planning now and get your request submitted as soon as possible.

Many concrete surfaces throughout the community are in need of repair and/or replacement due to:
Spalling - surface failing in which the concrete is flaked or pitted.
Sagging and/or cracking.
Repair and/or replacement of these surfaces may be required for safety and aesthetic reasons, and can be expensive. We advise homeowners to look at these surfaces and take action where required.
REMINDER: It is the responsibility of the homeowner to maintain sidewalks and curbs adjacent to one’s property.
