TrailMark Covenant Compliance
During 2017, the TrailMark HOA entered into a contract with COMMUNITY PRESERVATION SPECIALISTS, INC (CPS) to perform covenant enforcement services on behalf of the TrailMark HOA. They will provide services in compliance with all applicable laws, rules, regulations of federal, state, county, and municipal by having jurisdiction over TrailMark, and in compliance with TrailMark’s Bylaws and Covenants. As such, the TrailMark Covenants Committee was disbanded. However, in the interests of maintaining community aesthetics and communications, homeowners are encouraged to contact CPS to report potential violations and other input that will benefit TrailMark.
Community Preservation Specialists Scope of Services:
CPS will become familiar with and display the ability to interpret the TrailMark Declaration of Covenants, Conditions, and Restrictions and Design Guidelines.

CPS will become familiar with and display the ability to interpret the TrailMark Declaration of Covenants, Conditions, and Restrictions and Design Guidelines.
- Educate and inform the homeowners on the TrailMark Covenants.
- Conduct community-wide covenant inspections
- Provide notification to homeowners of any violation(s);
- Track violations from initial notification through resolution
- Coordinate with the Design Review Committee (DRC) when enforcement is necessary.
- Foster an environment encouraging voluntary covenant compliance.
- Maintain a current Violation Log with the status of all issues.
- Reports will be provided bi-monthly for the regular Board pre-meetings.
- Assist in resolving individual homeowner’s violations as they pertain to the Association, common elements and governing rules and regulations.
- Attend the bi-monthly, two-hour Board of Directors meeting, as needed, to answer questions and/or provide information pertaining to community covenant enforcement.
- Stay abreast of local and national laws and legislation affecting community covenant enforcement.
- Maintain enforcement files as required by law.
