Shea Homes project hits another roadblock from the City of Littleton

May 3, 2026

Dear TrailMark Residents,

On Monday, April 27th, I and other TrailMark residents attended the City of Littleton Planning Commission Hearing regarding the new Shea Homes across from the fire station. The meeting did not go well as a couple vocal members of the Planning Commission are adamant about keeping the lot zoned commercial.

I spoke at the public comment portion and read the letter dated April 23rd (see letter dated April 23, below). Another resident named Donna S. also spoke and handed over the 450+ of you who signed a petition saying that you want 27 residential homes and not a commercial building.

The Planning Commission was sloppy in running the meeting and dismissed and ignored public comments by TrailMark residents. We know that none of the residents on South Carr Way want to look at parking lot lights and a potential commercial building that could exceed the height of residential homes. For the record, Shea Homes has no intentions of selling the lot or building anything commercial whatsoever.

We will be discussing this topic at our upcoming May 12th HOA Meeting at Falcon Bluffs Middle School at 6:00 p.m.

All of us who attended the meeting were frustrated and left helpless as TrailMark wasn’t being heard. This morning, on behalf of all TrailMark residents, I emailed our City Councilwoman, Andrea Peters and our Mayor Kyle Schlachter (see letter dated May 3rd, below).

Our Board encourages all concerned TrailMark residents to attend the City Council Regular Meetings and speak up at Public forum. There is a meeting this coming Tuesday night at 6:30 at the City of Littleton. You may also call or email your elected officials as well.

Below, please find the written communications that I have sent in order to protect our beautiful TrailMark.

Thank you,

Ken Colaizzi, President
